Whether you're a first time buyer or experienced investor, this sheet allows you to quickly compare mortgages and rates between 25 / 30 / 35 and 40 year terms (others available on request).
All information is pulled together onto a summary tab and also shows 5 & 10 year performance figures - total paid, how much of this was interest, how much capital / principal you have paid off the property and how much it needs to have increased by (both value and percentage) to "break even".
Note - This is mortgage payments only and does not include any costs of ownership other than bank interest. Nothing is added for maintenance, fees, re-mortgage costs, sell / buy costs (to move), rate fluctuations etc.
This is a simple tool to help show at face value the cost of buying a home.
To use the sheet, simply go to each tab and complete the yellow cells - anything green is automated and the summary sheet does not need any input. All data will be pulled through from relevant tabs.
